Abstract | Banke u današnjem svijetu imaju značajnu ulogu u gospodarstvu neke zemlje. Kredit, kao
jedan od najvažnijih i najraširenijih bankarskih poslova, je dio života većine ljudi. Nalazi se u
svakidašnjici sve većeg broja ljudi, od studenata pa sve do umirovljenika. Rijetki su oni ljudi
koji nemaju barem jedan kredit, dok je sve više onih koji otplaćuju više kredita istodobno.
Kreditima se stvara novac te on tako postaje značajan izvor sredstava. Upravo zato bi trebalo
poznavati terminologiju vezanu za banke i kredite i biti informiran o različitim ponudama
unutar banaka.
Postoje mnogobrojne vrste kredita, u različitim iznosima i za različitu namjenu. Hipotekarni
kredit je jedan od tih mnogobrojnih bankarskih kredita kojim klijeti banke primaju veće svote
novca, bez namjene s dužim rokom otplate. Uvjet odobrenja ovog oblika kredita, pored
kreditne sposobnost klijenta, je i zalog nekretnine. Zalogom banka osigurava svoje
poslovanje, odnosno povrat kredita i time smanjuje rizik koji dolazi s dugoročnim bankarskim
poslovima.
Kroz završni rad se istražuje i analizira ponuda hipotekarnih kredita u trima hrvatskim
bankama. U prva dva djelu rada se prikazuje značaj, funkcije i vrste banaka i kredita i drugih
bankarskih poslova. Zatim su predstavljene osnovne informacije o bankama čije su ponude
predmet istraživanja u radu. Radi se o Zagrebačkoj banci d.d., Privrednoj banci Zagreb d.d. i
Raiffeisenbank Austria d.d. Na kraju se provodi analiza ponuda hipotekarnih kredita prema
osam kriterija te se na temelju iznesenih podataka iznosi zaključak |
Abstract (english) | In today's world, banks have a significant role in the economy of a country. Credit, as one of
the most important and widespread banking jobs, is part of the lives of most people. It is in
everyday life of a growing number of people, from students to retirees. Rarely there are
people who do not have at least one loan, while in the same time, more and more people repay
multiple loans at once. Credits generate money and for that reason it is becoming a significant
source of funds. That is why everyone should know terminology related to banks and loans
and be aware of different offers within banks.
There are many types of loans, in different amounts and for different purposes. Mortgage loan
is just one of these many bank loans, which allows clients to receive larger amounts of
money, without the purpose and for a longer repayment period. Approval term of this form of
loan, in addition to the creditworthiness of the client, is also the pledge of the property. As a
result, the bank secures its business, i.e. the repayment of loans, thereby reducing the risk of
long-term banking.
The final paper analyzes the offer of mortgage loans in three Croatian banks. The first two
parts of the paper work show the importance, functions and types of banks and loans and
other banking affairs. Subsequently, basic information on banks whose offers are subject to
research is presented. Those are the Zagrebačka banka d.d., Privredna banka Zagreb d.d. and
Raiffeisenbank Austria d.d. In the end, it is conducted an analysis of mortgage loans based on
eight criteria. The conclusion will be made based on collected data. |
