The purpose of this thesis is to analyze the mortgage loans on the Croatian market, their volatility, changes and the meaning of this mortgage loans for citizens of Republic of Croatia and Croatian banking sector in general. The reason for this research is to show the flow of mortgage loans through several years with a representation of their changes and purpose for the society. The thesis is composed of four chapters, each of them dealing with different aspects of mortgages. It describes mortgage markets, types of mortgage markets and their characteristics, the term of mortgage loan and its subparts. Furthermore, thesis deals with the substance itself: Analysis of mortgage loans in Croatia. It contains the general analysis of change from 2010 to 2015, followed by the comparison of mortgage loans issued in two largest banks in Croatia, PBZ and ZABA. The main aim of the thesis is to state and show the mortgages and their changes on Croatian market. That leads to conclusion that the Croatian banking sector in the field of mortgage loans, in period of preformed analysis, is in constant fall. This data indicate the still present crisis and a long process of revival of the Croatian banking sector.
