The number of tourist arrivals and overnight stays influences the price changes in the real estate market. The price of real estate depends on the supply and demand for real estate, the area in which the real estate is located, the type of real estate and the like. The increased number of tourist nights has led to a higher demand for real estate which has led to higher prices. Also, many property owners opt for short-term leases of their properties for tourism purposes, leading to a decrease in the number of properties for long-term rental or sale. This means that the supply of real estate on the market is decreasing which again leads to higher prices. In all tourist cities, real estate prices are rising due to tourism, but the situation is not the same. Cities in the Adriatic and the Spanish city of Barcelona are considered in this paper. The situation in the observed cities is quite different due to the (non) control of tourism and the lack of regulation of tourism laws. Barcelona is a city in which the number of tourist nights grows year by year and reaches its maximum, and with them the number of private accommodation, as well as real estate prices. However, real estate prices do not record extreme growth as the number of tourist facilities is controlled and there is a regulation of the number of private accommodations, the ratio of the number of beds in hotel and private accommodations. On the other hand, in the Republic of Croatia there is a very big difference in the prices of real estate between tourist and non-tourist counties. Prices in counties that are popular tourist destinations are up to a hundred times higher than in counties that are not popular with tourists. Such differences are the result of insufficient control over tourist accommodation. There are increasing numbers of private accommodations, while almost no investment is made in hotel facilities. This results in a smaller number of properties for a long stay and prices are rising for this reason. The impact of tourism on real estate prices cannot be completely eliminated, but it can be reduced. This can be achieved through increased control of tourist facilities. Also, it is necessary to limit the number of private accommodations, invest in other types of tourist facilities and the like.
