Abstract
Kupovina stana ili kuće za prosječnog čovjeka nemoguća je bez stambenog kredita. Stambeni krediti su obično vremenski dugi i zahtijevaju višegodišnju otplatu, stoga je iznimno bitno izabrati onu ponudu koja najviše odgovara potrebama pojedinca. U prvom dijelu rada opisani su matematički načini s kojima banke izračunavaju kamatnu stopu i određuju uvjete kredita. U drugom, empirijskom dijelu rada, na konkretnom primjeru iz Erste banke prikazane su ponude koje banka nudi ovisno o tome isplaćuje li se kredit u anuitetima ili u kamatama, te o tome koja valuta se uzima: kredit u kunama ili kredit u eurima.
Abstract (english)
Purchase of an apartment or a house for average person is impossible without a housing loan. Housing loans are usually long in time and demand annual repayment, therefore it is extremely important to choose the offer that suits the individual needs the best. In the first part of this paper, it is described how the banks calculate the interest rate and the conditions of the deal using mathematical ways. In the second, empiric part of the paper, loans that banks offer are shown on concrete example from the Erste bank, depending on whether the loan is payed in annuities or interest and depending on which currency is used: loan in kunas or loan in euros.
