Abstract
Tržišta nekretnina specifična su po svojstvima koja ih razlikuju od ostalih tržišta, a njihova važnost proizlazi iz uključenosti velikog broja pojedinaca koji izdvajaju značajni dio osobnog bogatstva kako bi investirali u nekretninu, pretežito stambenu. Brojni su čimbenici koji utječu na kretanje cijena na stambenim tržištima, pretežito su to makroekonomski čimbenici uzimani u razmatranje, dok je u ovom radu fokus stavljen na manje istražene i analizirane demografske trendove, karakteristične za zemlje Europske Unije u posljednjim desetljećima. Veličina populacije, učestale migracije i starenje stanovništva imaju velik utjecaj na promjene u populacijskoj strukturi odreĎenog područja, a teorijskim i empirijskim istraživanjem u ovom radu, analizirano je utječu li značajno ili ne, navedene demografske varijable na stambeno tržište nekretnina, odnosno na formiranje cijena na njima.
Abstract (english)
Real estate markets are specific in characteristics that differ them from other markets, and their importance stems from the involvement of a large number of individuals who single out a large portion of personal wealth to own real estate property, predominantly residential one. There are a number of factors influencing price movements in housing markets, presumably macroeconomic factors that are oftenly taken into account, while in this paper the focus is on less researched and analyzed demographic trends that are characteristic for EU countries in recent decades. Population numbers, frequent migrations and population aging have a great influence on changes in the population structure of a certain area while theoretical and empirical research in this paper analyzes whether or not the demographic variables significantly affect the residential real estate market, specifically price formation.
