Abstract
U Republici Hrvatskoj stambeni krediti su najčešći način financiranja kupnje nekretnine. Globalna ekonomska kriza uzrokovana pandemijom COVID-19 je znatno otežala postupak dobivanja kredita i narušila kreditnu sposobnost klijenata. Dvije najveće banke u Republici Hrvatskoj su Zagrebačka banka d.d. (ZABA) i Privredna banka Zagreb d.d. (PBZ), a od cjelokupne ponude stambenih kredita kod navedenih banka najisplativiji je kredit u eurima kod ZABA-e. Vrlo popularnu metodu subvencioniranja stambenih kredita pruža Agencija za pravni promet i posredovanje nekretninama (APN) koja klijentima s nizom ispunjenih uvjeta omogućava najmanje petogodišnje subvencioniranje kredita. U 2023. godini očekuje se ulazak Republike Hrvatske u eurozonu odnosno uvođenje eura kao službene valute. Promjenom valute sve banke će konvertirati kredite svojih klijenata prema ranije utvrđenom središnjem paritetu.
Abstract (english)
In the Republic of Croatia, housing loans are the most common way of financing the real estate purchasing. The global economic crisis caused by COVID-19 pandemic has significantly hampered the process of obtaining credit and impaired the creditworthiness of clients. The two largest banks in the Republic of Croatia are Zagrebačka banka d.d. (ZABA) and Privredna banka Zagreb d.d. (PBZ). Of the entire offer of housing loans in these banks, the most profitable loan is the one in euros at ZABA. A very popular subsidy method of housing loans is provided by the Agency for Legal Transactions and Real Estate Brokerage (APN), which allows clients with a number of fullfilled conditions to subsidize loans for at least five years. In 2023, the Republic of Croatia is expected to join eurozone, which means the introduction of euro as the official currency. By changing the currency, all banks will convert the loans of their clients according to the previously established central parity.
