Abstract
Real estate is a legal and economic term that refers to property that includes land and anything permanently attached to it, such as buildings, houses, apartments, villas, or industrial facilities. They can be categorized in different ways, while their ownership can be public or private. The legal framework and real estate policy in the Republic of Croatia are governed by various laws and regulations. Real estate laws regulate various aspects of owning, buying, selling, using, and managing real estate. Real estate policy in Croatia refers to the legislation, rules and measures that apply to the real estate market in the country and are adopted by the Government. Croatia is a member of the European Union, which means that some of the real estate policies are aligned with European standards, but there are also specifics related to the domestic real estate market, which will be discussed in more detail in this paper.

Pojam nekretnina je pravni i ekonomski termin koji se odnosi na imovinu koja obuhvaća zemljište i sve što je trajno pričvršćeno na njemu, kao što su zgrade, kuće, stanovi, vile ili industrijski objekti. Nekretnine mogu biti kategorizirane na različite načine, dok vlasništvo nad njom može biti javno i privatno. Pravni okvir i politika nekretnina u Republici Hrvatskoj uređeni su različitim zakonima i propisima. Pravni propisi koji se odnose na nekretnine reguliraju različite aspekte posjedovanja, kupnje, prodaje, korištenja i upravljanja nekretninama. Politika nekretnina u Hrvatskoj se odnosi na zakonodavstvo, pravila i mjere koje se primjenjuju na tržište nekretnina u zemlji a koje donose Vlada Republike Hrvatske. Hrvatska je članica Europske unije, što znači da su neke od politika nekretnina usklađene s europskim standardima, ali postoje i specifičnosti koje se odnose na domaće tržište nekretnina o čemu će više biti riječi u ovom radu.
