Abstract | Hotelijerstvo je vrlo važna grana turizma koja na temelju svoje ponude doprinosi razvoju i rastu samoga gospodarstva. Ponuda hotela čini presudnu karakteristiku prema kojoj određeno hotelsko poduzeće stječe konkurentsku prednost na tržištu. Stoga je vrlo važno da hotelska poduzeća prate suvremene trendove te da se njima prilagođavaju. Samo neki od trendova su: razvoj tehnologije, povećanje informiranosti, veća potreba za sigurnošću, raznolikim sadržajima, događajima i slično. Kako bi držali korak sa navedenim trendovima, rastućom i oštrom konkurencijom, javlja se potreba za razvojem postojećeg poslovanja hotela, odnosno investicijama u razvoj novog dijela ponude hotelskog poduzeća, nove opreme i slično. Stoga se u radu fokus stavlja na sale-leaseback model investiranja koji nudi mnoge pogodnosti za hotelska poduzeća, ali i za same investitore. Ovaj model investiranja vrlo je istaknut model u razvijenim zemljama, dok u Hrvatskoj postoji vrlo malo hotela koji ga primjenjuju te se koriste njegovim beneficijama, a to su uz brojne druge: brz povrat investicije te zadržavanje smještajnih kapaciteta za turističke svrhe. Nadalje, u radu je ovaj model investiranja detaljnije razrađen na konkretnom primjeru u hotelijerstvu u Republici Hrvatskoj, a riječ je o Falkensteiner resortu Punta Skala. Navedeno hotelsko poduzeće je prepoznalo vrijednosti i prednosti ovoga modela te predstavlja primjer uspješne implementacije jednog od najmodernijih modela investiranja u hotelijerstvu. |
Abstract (english) | The hotel industry is a very important branch of tourism that, based on its supply, contributes to the development and growth of the economy itself. Hotel offerings are a crucial feature according to which a particular hotel company gains a competitive advantage in the market. Therefore, it is very important for hotel companies to follow and adapt to current trends. Just some of the trends are: technology development, increasing tourist awareness, increased need for security, diverse content, events, et cetera. In order to keep up with these trends, growing and fierce competition, there is a need for the development of the existing hotel business, i.e. In order to keep up with these trends, growing and fierce competition, there is a need for the development of the existing hotel business, or investments in the development of a new part of the offer of the hotel company, new equipment and etc. Therefore, the paper focuses on the sale-leaseback investment model, which offers many benefits for hotel companies as well as for investors themselves. This investment model is a very prominent investment model in developed countries, while in Croatia there are few hotels that apply it and use its benefits, these include, among others, a rapid return on investment and retention of accommodation for tourism purposes. Furthermore, in this paper this investment model is elaborated on a specific example in the hotel industry in the Republic of Croatia and this is the Punta Skala Falkensteiner Resort. The mentioned hotel company has recognized the values and advantages of this model and is an example of successful implementation of one of the most modern investment models in the hotel industry. |
