Abstract
Sve češća ulaganja turističkih kompanija u turizam i visoko kategorizirane objekte povlači za sobom pitanje isplativosti tih investicija. Jedna takva investicija analizirat će se u ovome radu. Rad se sastoji od dva glavna dijela - teorijskog i istraživačkog. Teorijski dio objašnjava koncept investicijskog projekta i njegovu važnost za razvoj te poslovanje tvrtke i predstavlja te teorijski objašnjava metode vrednovanja investicijskih projekata. U drugome dijelu rada obrađuje se poduzeće Maistra d.d. koje je investitor u izgradnji visoko kategoriziranog hotela „Lone“. Početak praktičnog dijela analize obuhvaća unutarnje i vanjsko okruženje poduzeća te analizu troška kapitala. Nastavlja se procjenom desetogodišnjih prihoda i rashoda na temelju kojih se provodi daljnja analiza i donosi se ocjena efikasnosti investicijskog projekta te rizičnosti projekta za poslovanje poduzeća.
Abstract (english)
The increasing investment of tourism companies in highly categorized facilities raises the question of the profitability of these investments. One such investment will be analyzed in this paper. The paper consists of two main parts - theoretical and research. The theoretical part explains the concept of investment project and its importance for development and operation of the company, as well as presents and theoretically explains the methods of valuation of investment projects. The second part of the paper deals with the company Maistra d.d. which is an investor in the construction of a highly categorized hotel "Lone". The beginning of the practical part of the analysis includes the internal and external environment of the company and the analysis of the cost of capital. It continues with the assessment of ten-year revenues and expenditures on the basis of which further analysis is performed, along with assessment of the efficiency of the investment project including the risk of the project for the company's operations is made.
