In order to provide a different service to future guests, this investment study focused on the restoration of Malo Grablje on the island of Hvar for the purpose of opening a diffusion hotel „Elio“. Diffusion Hotel „Elio“ is designed as a hotel with several scattered buildings which guests can book and enjoy numerous facilities such as gardening and a petting zoo, as well as facilities for relaxation, spa, and wellness. The main goal of the investment study is to show the hotel's profitability through financial reports and a financial-market evaluation of the hotel's operations. Also, this investment study wants to show the profitability of the hotel in comparison to the market and the competition, as well as the overall contribution of the investment in the diffusion hotel. The hotel's mission is to create a wealth of offers and bring life back to an abandoned place that has been deserted for years. On the other hand, the long-term vision is to create an innovative and unique image that encourages ecologically sustainable development as part of a socially responsible business. The investment study wants to show that the diffusion hotel "Elio" will be profitable for the investor within 15 years. This investment study shows that the hotel will operate with maximum occupancy and according to the trends on the market.
