Abstract
Zemljišne knjige su dokumenti u koje se evidentiraju, objavljuju i publiciraju stvarna prava na nekretninama, odnosno javni registri u koje se upisuju stvarna prava na nekretnine. Zemljišne knjige su sastavljene od glavne knjige i zbirke isprava. Glavna knjiga je jedinstveni katastar pojedine općine u koju se upisuju svi predmeti, a sastoji se od zemljišnoknjižnih uložaka: posjedovnice, vlastovnice i teretovnice. S druge strane u zbirku isprava se unose dopušteni zemljišnoknjižni upisi. Knjižni upis se dijeli u tri kategorije: uknjižbu, predbilježbu i zabilježbu. Prilikom upisa nekretnina zemljišnoknjižni odjeli koji su ustrojeni unutar sudova obvezni su postupati u skladu s deset načela: načelom javnosti, povjerenja, stvarnosti, potpunosti, specijalnosti, preglednosti, konsenzusa ili privole, legaliteta, upisa i načelo prvenstva ili prioriteta.
Abstract (english)
Land registers are documents in which real rights to real estate are recorded, published and published, ie public registers in which real rights to real estate are entered. The land books are composed of a general ledger and a collection of documents. The general ledger is a unique cadastre of an individual municipality in which all cases are entered, and it consists of land registry entries: title deed, title deed and bill of lading. On the other hand, permitted land registry entries are entered in the collection of documents. Book entry is divided into three categories: registration, pre-registration and notation. When registering real estate, land registry departments established within courts are obliged to act in accordance with ten principles: the principle of publicity, trust, reality, completeness, specialty, transparency, consensus or consent, legality, registration and the principle of priority or priority.
