The lease contract obliges the lessor to hand over the matter to the lessee, who will pay the rent for it. The lease contract was initially not an independent contract but was under a single lease contract together with the lease, the work contract and the service contract. It is therefore important to specify what is the difference between rent and lease. The lease is a short term because use does not extend to the right to harvest fruits, which is a characteristic of the use of the leased stuff. The lessee's obligations are to hand over the matter in a condition suitable for use and maintain the facility. In addition, the lessor cannot make changes to things that would impede its use without the consent of the lessee. In case of legal and material deficiencies, the responsibility lies with the lessor. On the other hand, the lessee's obligations are to pay the contracted rent which can be free or protected, use the contract thing and eventually return it to the state in which it was taken over. When it comes to renting an apartment, a part of it can be rented out. Auxiliary rooms such as garages or laundry can be subject to contract only if explicitly stated. An apartment rental contract must be concluded in writing, which is not an obligation when another thing is leased. An apartment can also be subleased if the lessor agrees. An apartment rental contract may cease for the duration of the period for which it is contracted, by agreement of the parties, by cancellation or termination. In case of the death of either party, the contract will not cease, but the obligations and rights of the deceased parties will be transferred to its successor, i.e. legal successor.
