The main topic of this work is the analysis, that is, the research and comparison of the conditions of housing loans for households with the following observed banks in the Republic of Croatia: Raiffeisenbank Austria d.d., Erste & Steiermärkische Bank d.d., Privredna banka Zagreb d.d., Sberbank d.d., Zagrebačka banka d.d. Housing loans are one of the most common ways of realizing a housing issue, that is, the ability to buy your own apartment or house. The very meaning of a credit represents a loan, so they are of particular importance in the economy and existential life of citizens (loan beneficiaries) and also of the banks that place them on the market. This is also one of the reasons for their growth in society over the last 20 years. The reason for the positive growth of housing loans in Croatian banks are also the increasingly favorable credit conditions and the fall in interest rates. The sresurch shows that in July 2019, the fixed interest rate dropped to 2.91%, which is a significant decrease compared to the end of last year. Banks have created different prerequisites of housing loans for citizens, so they can find affordable housing financing solutions. For this reason, a comparative analysis and evaluation of lending conditions in selected banks was carried out, and based on the results, we referred to solutions that could improve the existing state of housing financing and develop competitiveness in the housing finance market for banks.
